How is Coastline Realty Is Handling the Best Practices for Our Team, Clients, & Customers During This Time?

 For the past few months we have been in contact with Vacation Home Owners and their Cleaning Services to get the word out about CDC and Cape May County Health Department recommendations for the best cleaning practices and products to use during their turnovers between guests. We have been keeping in contact with our homeowners via email so we can share any important documents from the CDC and Health Department for their review.  We will be having a drive-thru/outside check in this summer for guests.   

  •  Keys will be sanitized between guests and we have a second set of back up keys to rotate weekly.
  •  We have communicated to owners and cleaners CDC and Cape May County Health Department recommendations for cleanings.

What changes could you expect to see with our office and business practices? 

  • We are not holding in person Open Houses for the time being. We are doing virtual Open Houses and can organize personal Video Viewings of homes by appointment. 
  • For any in-person house showings it is being requested that everyone wear face coverings when entering a Seller’s home. Your agent will coordinate with you how showings will take place, so everyone feels comfortable while viewing properties. 
  • Our office is equipped with hand sanitizer for visitors and our employees and agents to use throughout the office. 
  • Throughout the day our office is sanitized at high touch locations and after any customer visits and leaves out office.

Do you have a Vacation Rental with one of our homeowners and are wondering about the cancellation policy?

Cape May, West Cape May, Cape May Point, Wildwood and Lower Township are OPEN for Vacation Rentals. If you are asking to cancel, please send us a detailed email as the only person who can allow you to cancel your lease is the homeowner. Leases are intact as the homes are tenable with respect to our area being open to allow vacation rentals to check in.   The cancellation policy can be found in your lease agreement. It is copied below. If you are requesting to cancel your lease agreement or reschedule please send us an email with a detailed explanation we can forward to the Owner of the property you are renting from to Info@CoastlineRealty.com.  

 CANCELLATION BY TENANT (This is found in every lease; older leases may show a $25 processing fee) .

In the event of cancellation by the Tenant, the disposition of any deposits made is up to the Owner. If Owner agrees to absolve this lease agreement on Tenant's behalf, payments will be refunded only when the property is re-rented at no loss to Owner and 12% of such refund and $50 processing fee shall be deducted by the Agent as a fee for re-rental services. Tenant is responsible for all lease payments up until the property is re-rented at no loss to the Owner. 

CANCELLATION OF LEASE DUE TO COUNTY/CITY/STATE/FEDERAL ORDER. (This is part of all lease agreements dated after May 21, 2020) 

In the event of a County Order, City Order, State of New Jersey or Federal Executive Order or Administrative Order, as may be amended or supplemented, or any other law, regulation, or other order (collectively referred to as a “Governmental Order”), which restricts or prohibits rental of properties, including but not limited to seasonal, short-term, or transient rentals is in effect, has not been rescinded or modified or has been extended, this Lease shall be canceled and of no further force or effect, and neither Landlord nor Tenant shall have any further rights or obligation under the Lease with the exception of those that expressly survive cancellation, the deposit shall be refunded to Tenant subject to the retention of the Commission as set forth in this paragraph. Commission and nonrefundable processing fee: Tenant and Landlord agree that COASTLINE REALTY, LLC has been paid a commission of 12% of the total rent for this Lease notwithstanding the cancellation and refund of the deposit. The commission fee has been paid by the Landlord to COASTLINE REALTY, LLC from the deposit and the balance of the deposit shall be refunded to the Tenant by the Landlord. The Tenant acknowledges payment of the processing fee and the commission to COASTLINE REALTY, LLC, represents efforts of COASTLINE REALTY, LLC, in processing the rental application, lease agreement and subsequent cancellation and issuing of refund from Landlord to Tenant. The Landlord and Tenant understand, acknowledge, and agree that the commission and tenant processing fee represent compensation for this transaction.  

HOW SHOULD I PREPARE FOR MY UPCOMING VACATION? 

The past few months has been a whirlwind but we’ve had a lot of conversations with tenants and homeowners so we’ll try to give you the best thoughts we can so you can ensure you’re prepared for your stay. Please keep in mind that there are hundreds, if not thousands of vacation rentals oftentimes rented by multiple offices. We are relying on homeowners to update us with any changes individually so we can alert our guests. The rental offices work very well together, and we have been working hard to prepare for everyone’s arrival.  

Some homeowners are removing blankets and/or blankets and pillows from properties. We are trying to alert all guests as soon as homeowners notify us. We are also hearing that a lot of tenants were planning on bringing their own blankets and pillows anyway. That is completely up to you but we do suggest you reach out to our office to find out if the property you are renting is still providing blankets and/or pillows. There have been recommendations made about these items and some property owners and/or their cleaners are unable to maintain having them in the house this summer. (see below for linen companies)

  •  Cleaning companies have had to change some check in times to 4pm to ensure they have time to take the extra steps to clean the property prior to your arrival. We are asking homeowners to reach out to us if the property is ready early so we can call you. It is very important we have a good phone number to reach you on the day of check in. Our office will notify you of any check in time changes for your property. 
  • Please keep in mind that we are at the very bottom of the state, so our stores are not easily stocked with product. We have a very small year-round population which grows massively in the summer. We highly suggest you bring sanitizing products with you and paper products just incase you find you need some during your stay. It is best to bring them than to be without or have difficulty finding. Homeowners should have cleaning products at the property for you to use but we do like to err on the side of caution and suggest you bring with you. An idea we’ve heard from a few guests is that they plan to place InstaCart orders prior to their stay to avoid having to hit the food store upon arrival. 
  • Just like everywhere, face coverings are recommended and required in certain businesses. Try to have some fun with it and bring your best summer face mask with you.
  •  Be prepared to spread out at the beach. Bring some sand shoes incase the sand is hot.
